Williamsbridge: Affordable Housing Lottery Launches for Units at Williamsbridge Gardens

An affordable housing lottery has launched for units at Williamsbridge Gardens, a new housing development comprising a pair of newly constructed, 8-story, smoke-free, residential buildings located at 713 East 211th Street and 718 East 212th Street in the Williamsbridge section of The Bronx, as reported by YIMBY.

 

Designed by MHG Architects and developed by L+M Development Partners, the residential structures yield 170 housing units. Available on NYC Housing Connect, the online portal for New York City Department of Housing, Preservation & Development (HPD), are 84 units for residents at 40 to 80 percent of the area median income (AMI), ranging in eligible income from $0 to $132,400.

 

Amenities include 24/7 front desk security, a landscaped interior courtyard, a community room with kitchenette, a computer lab, a children’s library, an exercise room, a shared, on-site laundry room (additional fees apply), a bike room, a rooftop photovoltaic solar installation, energy efficient appliances and on-site social services provided by the Center for Urban Community Services, for low income or formerly homeless households with special needs. Tenants are responsible for electricity.

 

At 40 percent of the AMI, there are ten units on offer for incomes ranging from $0 to $57,640. At 50 percent of the AMI, there are 16 units for incomes ranging from $33,086 to $72,050, and at 60 percent of the AMI, there are ten units for incomes ranging from $39,943 to $86,460, and at 70 percent of the AMI, there are 34 units for incomes ranging from $51,806 to $115,850. At 80 percent of the AMI, there are 14 units for incomes ranging from $59,486 to $132,400.

 

All units in the project will be subject to rent stabilization.

This building is being constructed through HPD’s SHLP program and the Supportive Housing Opportunity Program (SHOP) of New York State Homes and Community Renewal (HCR). Applicants can receive more information about the programs at NYHousingSearch.gov. Supportive housing is permanent, affordable housing with on-site support services to serve the needs of the most vulnerable New Yorkers, including the formerly homeless and disabled.

 

Sixty percent of units in supportive housing are set aside for low income or formerly homeless individuals or families with special needs, who are referred by city agencies. The remaining 40 percent of units in the building are made available to the public through a lottery. The units listed in this story are those being made available to the general public only.

 

Five percent of units are being set aside for those with mobility restrictions, while two percent of units are being set aside for those with visual or hearing impairments.

Preference for 50 percent of the units is being given to residents of the local Bronx Community Board (CB12), according to NYC Connect, and preference for 5 percent of the units is being given to New York City employees.

 

Prospective renters must meet income and household size requirements to apply for the apartments, and applications must be postmarked or submitted online no later than August 18, 2022.

As reported, L+M Development Partners, along with Type A Projects and BronxWorks, is also one of the partners behind the $349 million, mixed-use Bronx Point project, a public-private partnership with the City of New York. That development, located along the Harlem River at 50 East 150th Street in the South Bronx, comprises a 22-story building, projected to accommodate 1,045 apartment units, 542 of which will be dedicated to affordable housing, as well as the Universal Hip Hop Museum to be located on the ground floor.
