NYC Department of Housing, Preservation & Development (HPD) has launched an affordable housing lottery for units at 909 East 229th Street, a 4-story, residential building in the Wakefield of The Bronx, as reported by YIMBY.
Designed by Node Architecture Engineering Consulting PC, and developed by Arben Ulaj, according to YIMBY, the structure yields 17 residential units. Available on NYC Housing Connect, HPD’s online portal, are six units for residents earning 130 percent of the area median income (AMI), ranging in eligible income from $66,789 to $198,250.
Amenities include on-site parking, bike storage lockers, and private storage space. Units come with air conditioning, intercoms, and name-brand kitchen appliances. Tenants are responsible for electricity, which includes stove, heat, and hot water.
According to HPD, at 130 percent of the AMI, there are three one-bedroom units available with a monthly rent of $1,850 for residents earning incomes ranging from $66,789 to $165,230, and three two-bedroom units with a monthly rent of $2,100 for those with incomes ranging from $76,423 to $198,250.
According to HPD, prospective renters must meet income and household size requirements to apply for the apartments, and applications must be postmarked or submitted online no later than March 5. (HPD has been known to extend the deadline on occasion.)
As reported, under the settlement terms of a recent lawsuit filed against the City of New York, the HPD policy of allocating 50 percent of a housing project’s apartments offered via the city-run housing lottery to residents of a local community district has been amended, and this threshold has since been reduced to 20 percent (and will be further reduced to 15 percent after 2029).
Usually, in accordance with HPD guidelines, prospective renters must meet income and household size requirements to apply for any available apartments via the HPD affordable housing lottery system.
HPD officials say housing is considered affordable if it costs about one-third or less of what the people living in the local area earn. Income eligibility and rent for City-financed affordable housing projects are based on a measure called Area Median Income (AMI).
The AMI for all cities across the country is defined each year by the U.S. Department of Housing and Urban Development (HUD). The 2023 AMI for the New York City region is $127,100 for a three-person family (100% AMI).
