New York City Mayor Eric Adams and NYC Department of Social Services (DSS) Commissioner Molly Wasow Park recently celebrated the opening of a new affordable housing development at 4180 Carpenter Avenue in the Wakefield section of The Bronx, as reported by YIMBY.
Designed by Marin Architects, and developed by RYTY Home Builders, the 64-unit building is the first created through the City’s Affordable Housing Services (AHS) initiative to prioritize women-led households, according to YIMBY. The building supports residents with CityFHEPS (City Fighting Homelessness and Eviction Prevention Supplement) vouchers and aims to provide long-term affordable housing for households transitioning out of the shelter system.
CityFHEPS pays part of eligible tenants monthly rent anywhere in New York State for up to five years, and is administered by DSS, which includes both the NYC Department of Homeless Services (DHS) and the NYC Human Resources Administration (HRA).
The complex marks the fifth AHS site to open since the initiative launched in 2024, bringing the total number of units created under the program to approximately 460. An additional 568 units are currently in development, according to City officials. According to City officials, the AHS initiative enables New York City government to partner with nonprofit organizations to secure building-wide leases or property acquisitions, offering 30-year affordability contracts and tenant protections for voucher holders.
The building will be run by Community Housing Innovations, one of several nonprofit providers partnering with DSS on the AHS pipeline. DSS officials said others include Riseboro, The Doe Fund, VIP Community Services, and the Fortune Society.
Nearby transit services include the subway stations at East 233rd Street, served by the 2 and 5 trains.
