An affordable housing lottery is open for units in a newly constructed, 8-story building, Gun Hill Road Apartments, located at 739 East Gun Hill Road in the Williamsbridge section of The Bronx. Designed by Marin Architects and developed by RYTY Home Builders, according to YIMBY, the structure yields 134 residential units and 69 parking spaces.
Available on NYC Housing Connect, the online portal for New York City Department of Housing Preservation and Development (HPD) are 41 affordable housing units for residents at 130 percent of the area median income (AMI), ranging in eligible annual incomes from $73,886 to $227,630.
As reported, three construction workers were burned in a construction work-site accident on May 15 at the building, a corner building adjacent to Holland Avenue and East Gun Hill Road, and that a partial stop work order was put into effect following the accident at the location. Three of the workers are suing Stagg Group and others following the incident, as also reported.
NYC Department of Buildings (DOB) records indicate that Bronx Block 4657 Lot 1 comprises the property address 739-743 East Gun Hill Road and that a partial stop work order exists on the property.
On the other hand, NYC Department of Finance records indicate that the entire lot comprises the property address 737-743 East Gun Hill Road. We asked DOB about the discrepancy. A spokesperson replied, saying, “I don’t know. DOB doesn’t have information about mortgage documents. The new building project was filed with DOB on Block #: 4657; Lot #: 1. City records indicate that the range of addresses associated with that lot are 739-743 East Gun Hill Road.”
We are following up on this point with NYC Department of Finance and will update this story upon receipt of a response.
The building is located a few blocks from the 2 and 5 trains and is also accessible by the BX28, BX38, BX39, and BX41 buses and is closest to the Williamsbridge MetroNorth station (which will be closed from June 20 to July 12, 2023).
The structure is described by HPD as a smoke free, accessible building with an elevator. Residents will be able to take advantage of a code protected fitness center at no additional cost, a recreational area, and a card-operated, shared laundry room on site.
At 130 percent of the AMI, there are nine studios with a monthly rent of $2,155 for incomes ranging from $73,886 to $146,900; 11 one-bedroom units with a monthly rent of $2,239 for incomes ranging from $76,766 to $165,230; 17 two-bedroom units with a monthly rent of $2,516 for incomes ranging from $86,263 to $198,250; and four three-bedroom units with a monthly rent of $3,200 for incomes ranging from $109,715 to $227,630.
According to HPD, there will also be 24-hour surveillance in the building which is also pet friendly (max 2 cats or 1 dog per resident). HPD officials said the units also include new energy efficient appliances which include electric stove and microwave.
The tenants are responsible for electricity, which includes an electric stove. Heat and hot water are included in the rent.
The building is anticipated to receive a tax exemption through HPD’s 421a tax incentive program.
