UPDATE Pelham Gardens/The Valley: HPD Launches Affordable Housing Lottery for Units at 1429 East Gun Hill Road

NYC Department of Housing, Preservation & Development (HPD) have launched an affordable housing lottery for units in a 4-story, residential building located on the border between the Pelham Gardens and The Valley sections of The Bronx, as reported by YIMBY.

 

Designed by Badaly Architect and developed by Ferdinand Markushi, under GF Gunhill Road LLC, the structure yields 16 residential units, according to YIMBY. Available on NYC Housing Connect, HPD’s online platform, are five units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $76,149 to $198,250.

According to HPD, amenities include an elevator and a shared laundry room. Residential units come with name-brand kitchen appliances, countertops, and finishes, air conditioning, smart controls for heating and cooling, and intercoms. Tenants are responsible for electricity and gas.

 

At 130 percent of the AMI, there are four one-bedroom units with a monthly rent of $2,221, for those with incomes ranging from $76,149 to $165,230, and one two-bedroom unit with a monthly rent of $2,474 for residents on incomes ranging from $84,823 to $198,250.

According to HPD, prospective renters must meet income and household size requirements to apply for these apartments, and applications must be postmarked or submitted online no later than Dec. 7, 2023.
