Building applications have been filed with New York City Department of Buildings (DOB) to expand an existing two-story, two-family structure into a four-story, residential building at 2835 Sedgwick Avenue in the Kingsbridge Heights section of The Bronx, as reported by YIMBY.
Located between Perot Street and West Kingsbridge Avenue, the lot is a 7-minute walk from Kingsbridge Road subway station, servicing the D line, and a 13-minute walk from the 231st Street subway station, servicing the 1 train. Yaakov Lefkowitz of Lefko Capital Group is listed as the owner behind the applications.
The proposed 54-foot-tall development will yield 11,639 square feet designated for residential space, according to YIMBY. The building will have 23 residential units, most likely rentals, based on the average unit scope of 506 square feet. The masonry-based structure will also have a cellar, a 33-foot-long rear yard, and seven open parking spaces.
Engineer Mohammad Ahead is listed as the applicant of record.
Demolition permits will likely not be needed as the project consists of a vertical expansion. An estimated completion date for the expanded building has not yet been announced.
Editor’s Note: A previous version of this story incorrectly said the 231st Street station serviced the 2 and 5 subway lines. This has since been corrected. This station serves the 1 subway line.
The 2 and 5 trains? I like to walk, but seriously? They’re miles away. Is this a cut-and-paste from a developer who thinks the IRT is just one line?
It’s not really that close to the 1 or 4, either, but that’s another story.
Thanks for pointing this out, Janet. Apologies, the story has been updated.
