An affordable housing lottery has launched for units in a seven-story, residential building at 140 West Fordham Road in University Heights, as reported by YIMBY.
Designed by Marin Architects, and developed by the Stagg Group, the structure yields 54 residential units. Available on NYC Housing Connect, the online portal of New York City Department of Housing, Preservation and Development (HPD), are 18 units for residents at 120 percent of the area median income (AMI), ranging in eligible income from $56,572 to $154,680.
Residents will reportedly have access to a wide range of amenities including pet-friendly policies, a shared laundry room, a gym, a recreation room, security cameras, an elevator, and assigned parking spaces. Units have Energy Star appliance, open kitchen layouts, and hardwood floors.
At 120 percent of the AMI, there are two studios with a monthly rent of $1,650 for those with incomes ranging from $56,572 to $114,600; 14 one-bedroom units with a monthly rent of $1,750 for those with incomes ranging from $60,000 to $128,880; and two two-bedroom units with a monthly rent of $2,000 for those with incomes ranging from $68,572 to $154,680.

This building is anticipated to receive a tax exemption through HPD’s 421A tax incentive program. No deposits/application fees apply.
