Building applications have been filed with NYC Department of Buildings (DOB) for a new, 6-story, residential building at 2311 Grand Avenue in University Heights, as reported by YIMBY.
Located between West 184th Street and North Street, the lot is near the Fordham Road subway station, serviced by the B and D trains. Gjovan Rroku of New Line Construction is listed as the owner behind the applications, YIMBY reported.
The proposed 56-foot-tall development will yield 15,663 square feet designated for residential space according to the report, and will yield 25 residential units, most likely rentals based on the average unit scope of 626 square feet. The steel-based structure will also have a cellar, a 36-foot-long rear yard, and eight open parking spaces.
It was also reported that Fred Geremia Architects and Planners is listed as the architect of record, that demolition permits will likely not be needed as the lot is vacant, and that an estimated completion date for the new structure has not been announced.
That address is wrong. The corner house was 2306.. I grew up in the house. Also the elevated tracks in the picture service the 4 train. The D train runs a number of blocks east, under the Grand Concourse. The B train does not run in the Bronx. FYI

There’s another empty lot across the street from this. Which this side of street would be odd numbered addresses.
