NYC Department of Housing, Preservation & Development (HPD) has launched an affordable housing lottery for units at the “Geel Webster Avenue” development, an 11-story, mixed-use building located at 3095 Webster Avenue in the Norwood section of The Bronx, as reported by YIMBY.

 

Designed by OCV Architects and developed by Geel Community Services, the structure yields 116 residential units. Available on NYC Housing Connect, HPD’s online platform, are 45 units for residents earning between 40 and 60 percent of the area median income (AMI), ranging in eligible income from $26,229 to $100,620.

 

The AMI for all cities across the country is defined each year by the U.S. Department of Housing and Urban Development (HUD). The 2023 AMI for the New York City region is $127,100 for a three-person family (100% AMI). We’ve asked HUD if it could provide the AMI for a single person. We did not receive an immediate response.

 

Amenities include an elevator, shared laundry room, outdoor space, and playground, and units come with energy-efficient appliances. Tenants are responsible for electricity, including electric stove. Rent includes heat and hot water.

At 40 percent of the AMI, there are nine studios available with a monthly rent of $654 for residents earning incomes ranging from $26,229 to $49,720, two one-bedroom units with a monthly rent of $827 for those on incomes ranging from $32,709 to $55,920, and one two-bedroom unit with a monthly rent of $980 for residents on incomes ranging from $39,429 to $67,080.

At 50 percent of the AMI, there are nine studios with a monthly rent of $855 for those earning incomes ranging from $33,120 to $62,150, two one-bedroom units with a monthly rent of $1,078 for residents with incomes ranging from $41,315 to $69,900, and one two-bedroom unit with a monthly rent of $1,281 for residents on incomes ranging from $49,749 to $83,850.

At 60 percent of the AMI, there is one studio available with a monthly rent of $1,055 for those earning incomes ranging from $39,978 to $74,580, 14 one-bedroom units with a monthly rent of $1,328 for residents with incomes ranging from $49,886 to $83,880, and six two-bedroom units with a monthly rent of $1,581 for those with incomes ranging from $60,035 to $100,620.

 

Prospective renters must meet income and household size requirements to apply for these apartments, according to HPD, and applications must be postmarked or submitted online no later than April 7.

This building is being constructed through HPD’s Inclusionary Housing and Supportive Housing Loan Programs and the Low-Income Housing Tax Credit Program (LIHTC) of the New York State Homes and Community Renewal.
