An affordable housing lottery has launched for units at 6375 Broadway, a seven-story, residential building in North Riverdale, The Bronx, as reported by YIMBY. Designed by Marin Architects, the structure yields 65 residential units and 36 parking spaces.
Available via NYC Housing Connect, NYC Department of Housing, Preservation & Development (HPD)’s online portal, are 23 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $61,715 to $187,330.
Amenities include assigned parking spaces, a shared laundry room, gym, community center, elevator, and an on-site resident manager. Units come equipped with energy-efficient appliances. On-site laundry is operated using refillable cards (at additional cost). Parking is also available at an additional cost. Tenants are responsible for electricity, including an electric stove.
At 130 percent of the AMI, there are four studios with a monthly rent of $1,800, for incomes ranging from $61,715 to $138,840; 16 one-bedroom units with a monthly rent of $2,000, for incomes ranging from $68,572 to $156,130; and three two-bedroom units with a monthly rent of $2,350, for incomes ranging from $80,572 to $187,330.
Prospective renters must meet income and household size requirements to apply, and applications must be postmarked or submitted online via NYC Housing Connect, no later than June 17.

According to NYC Housing Connect, the building is anticipated to receive a tax exemption through HPD’s 421a Tax Incentive program. No deposits or application fees apply.

Are retired/ disabled individuals eligible for apartments at this location
Hi Sharon,
The information on NYC housing Connect for the North Riverdale complex did not specify if there were or not but you could always check with HPD directly.
On the other hand, there’s another open lottery for units at River Crest Apartments in the Concourse section of The Bronx, where a percentage of units has indeed been set aside for those with mobility and other constraints.
