Mott Haven: HPD Launches Affordable Housing Lottery for Units at 40 Bruckner Boulevard

New York City Department of Housing, Preservation & Development (HPD) has announced an affordable housing lottery for units at 40 Bruckner Boulevard, a 12-story, mixed-use building in the Mott Haven section of The Bronx, as reported by YIMBY.

 

Designed by S9 Architecture and Engineering, and developed by JCS Realty, the structure yields 365 residential units. Available on NYC Housing Connect, HPD’s online portal, are 110 units for residents earning 130 percent of the area median income (AMI), ranging in eligible income from $98,915 to $198,250.

Amenities include package lockers, bike storage lockers, a gym, a playground, a children’s playroom, a dog park, a recreation room, a business center, a media room, parking, a pool, an outdoor terrace, and a rooftop deck. Tenants are responsible for electricity.

 

At 130 percent of the AMI, there are 16 studios available at a monthly rent of $2,885 for those earning incomes ranging from $98,915 to $146,900; 54 one-bedroom units at a monthly rent of $3,050 for residents with incomes ranging from $104,572 to $165,230; and 40 two-bedroom units at a monthly rent of $3,669 for those with incomes ranging from $125,795 to $198,250.

According to HPD officials, prospective renters must meet income and household size requirements to apply for these apartments, and applications must be postmarked or submitted online no later than Oct. 30, 2023.

 

According to HPD, the apartments offer everything you need, though additional fees may apply for use of many of the listed amenities. To request an application by mail, send a self-addressed envelop to 40 Bruckner Blvd Apartments, C/O Reside New York, 349 Keap Street, Brooklyn, NY 11211.

Applicants should send only one application per development. Electricity includes stove and heat.

The building is anticipated to receive a tax exemption through HPD’s 421a tax incentive program. No deposits or application fees apply. More information is available here.
