Permits have been filed with NYC Department of Buildings (DOB) to expand a three-story building into a 4-story, residential building at 1694 Nelson Avenue in the Morris Heights section of The Bronx, as reported YIMBY.
Located between West 174th Street and Macombs Road, the lot is near the 176th Street subway station, serviced by the 4 train. Yitzi Salamon is listed as the owner behind the applications, according to YIMBY.
The proposed 50-foot-tall development will yield 6,381 square feet designated for residential space, and the building will have 15 residential units, most likely rentals, based on the average unit scope of 425 square feet. The concrete-based structure will also have a penthouse and a 49-foot-long rear yard.
Artem Korsun of R&O Engineering is listed as the architect of record.
Demolition permits will likely not be needed as the project calls for an expansion. An estimated completion date for the completed expansion has not yet been announced.
