Building applications have been filed with NYC Department of Buildings (DOB) for a new, 15-story, mixed-use building 1959 Jerome Avenue in the Morris Heights section of The Bronx, as reported by YIMBY.
Located between West 177th Street and West Tremont Avenue, the lot is two blocks south of the Burnside Avenue subway station, serviced by the 4 train. Peter Fine is listed as the owner behind the applications, according to YIMBY.
The proposed 165-foot-tall development will yield 243,007 square feet, with 170,723 square feet designated for residential space, 42,832 square feet for community facility space, and 29,451 square feet for commercial space.
The building will have 333 residential units, most likely condos, based on the average unit scope of 1,004 square feet. The concrete-based structure will also have a cellar, one commercial loading berth, and one enclosed parking space.
GF55 Architects is listed as the architect of record.
Demolition permits were filed with DOB this month for the existing, 2-story structure on the site. An estimated completion date for the new building has not yet been announced.
An affordable housing lottery was launched in 2021 for units at 1769 Jerome Avenue in Morris Heights, as reported.

More recently, District 14 City Council Member Pierina Sanchez was present for the groundbreaking of the new Starhill affordable housing development site, located at 1600 Grand Avenue in Morris Heights, on Wednesday, July 27, 2022. The project will reportedly bring around 500 affordable housing units to City Council District 14 as part of two phases of construction.
