Morris Heights: Affordable Housing Lottery Launches for Units at 1760 Grand Avenue

NYC Department of Housing, Preservation and Development (HPD) has launched an affordable housing lottery for units at 1760 Grand Avenue, a 7-story, mixed-use building in the Morris Heights section of The Bronx, as reported by YIMBY.

 

Designed by Gino Longo Architect, and developed by Benjamin Sadykov of RBM Fundings LLC, the structure yields 15 residential units, according to YIMBY.

Available on NYC Housing Connect, HPD’s online platform, are five units for residents earning 130 percent of the area median income (AMI), ranging in eligible income from $73,920 to $187,330.

 

Amenities include a shared laundry room, a community center, a virtual doorman, an elevator, and a rooftop terrace. Units come equipped with energy-efficient appliances, air conditioning, high-speed internet, and patios or balconies. Tenants are responsible for electricity, which includes stove, heat and hot water, according to HPD.

At 130 percent of the AMI, there is one studio with a monthly rental payment of $2,156 for those with incomes ranging from $73,920 to $138,840; one one-bedroom unit with a monthly rental payment of $2,205 for residents with incomes ranging from $75,600 to $156,130; and three two-bedroom units with a monthly rental payment of $2,460 for those on incomes ranging from $84,343 to $187,330.

 

Prospective renters must meet income and household size requirements to apply for these apartments, according to HPD, and applications must be postmarked or submitted online no later than May 19, 2023.

To request an application by mail, send a self-addressed envelop to 1760 Grand Avenue Apartments C/O Reside New York, 349 Keap Street, Brooklyn, NY 11211. HPD advises applicants to only send one application per development.

 

According to HPD, the building is anticipated to receive a tax exemption through the department’s 421a tax incentive program.
