Kingsbridge: HPD Launches Affordable Housing Lottery for Units at 3633 Kingsbridge Avenue

NYC Department of Housing, Preservation & Development (HPD) has launched a housing lottery described as affordable for units at 3633 Kingsbridge Avenue, a 3-story, mixed-use building in the Kingsbridge section of The Bronx as recently reported by YIMBY.

 

Designed by Stoa Design Studio, and developed by Costa Ioannou, YIMBY reports that the structure yields nine residential units. Available on NYC Housing Connect, HPD’s online platform, are three units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $109,715 to $181,740.

 

According to YIMBY, amenities include a garage with assigned parking spaces, and residential units come with dishwashers, intercoms, energy-efficient appliances, LED undermounted lighting, heated bathroom flooring, large windows, name-brand kitchen appliances, countertops, and finishes.

 

At 130 percent of the AMI, there are three one-bedroom units available, each with a monthly rent of $3,200 for those earning incomes ranging from $109,715 to $181,740.

 

Prospective renters must meet income and household size requirements to apply for these apartments, according to HPD, and applications must be postmarked or submitted online no later than May 23.

 

According to HPD, nestled in a vibrant neighborhood, residents are just steps away from shops, eateries, and public transport, with easy building entry via “fab key.” City officials also wrote, “The assigned parking spaces are for an additional fee.”

 

Apply online here or for a paper application, send a self-addressed stamped envelope to 3633 Kingsbridge Ave Apts. c/o SJP Tax, 530 W 45 Street 10L New York, NY 10036. Tenants are responsible for electricity (lighting, stove, hot water, heating and cooling).

The building is anticipated to receive a Tax Exemption through HPD’s 421a tax incentive program. No deposits/application fees. 

 

HPD officials say housing is considered affordable if it costs about one-third or less of what the people living in the local area earn. Income eligibility and rent for City-financed affordable housing projects are based on a measure called Area Median Income (AMI).

The AMI for all cities across the country is defined each year by the U.S. Department of Housing and Urban Development (HUD). The 2023 AMI for the New York City region is $127,100 for a three-person family (100% AMI).
