Fordham Manor: HPD Launches Housing Lottery Described as Affordable for Units at 2754 Creston Avenue

NYC Department of Housing, Preservation & Development (HPD) has launched a housing lottery described as affordable for units at 2754 Creston Avenue, a 6-story, residential building in the Fordham Manor section of The Bronx, as reported by YIMBY. Designed by Rise Architecture, and developed by Alfred Mitaj of First Structure LLC, the structure yields 22 residential units.

 

Available on NYC Housing Connect are eight units for residents earning 130 percent of the area median income (AMI), ranging in eligible income from $102,480 to $198,250.

 

According to YIMBY, residential units come with air conditioning, intercom, and high-speed internet and amenities include an accessible entrance, package lockers, elevator, bike storage lockers, and security cameras. Tenants are responsible for electricity.

 

At 130 percent of the AMI, there are 19 studios available, each with with a monthly rent of $3,128 for those earning incomes ranging from $107,246 to $146,900.

 

According to HPD, prospective renters must meet income and household size requirements to apply for these apartments and applications must be postmarked or submitted online no later than April 3.

 

HPD officials say housing is considered affordable if it costs about one-third or less of what the people living in the local area earn. Income eligibility and rent for City-financed affordable housing projects are based on a measure called Area Median Income (AMI).

The AMI for all cities across the country is defined each year by the U.S. Department of Housing and Urban Development (HUD). The 2023 AMI for the New York City region is $127,100 for a three-person family (100% AMI).
