Applications to obtain a construction permit have been filed with NYC Department of Buildings (DOB) for a new, seven-story, mixed-use building at 2043 Webster Avenue in the Fordham Heights section of The Bronx, as reported by YIMBY.

Located between East 178th Street and East 180th Street, the lot is a 9 minute walk from the 182-183rd Street subway station and a 10-minute walk from Tremont Avenue subway station, according to Google Maps, both serviced by the B and D trains. Arjan Gjushi is listed as the owner behind the applications.

The proposed 74-foot-tall development will yield 34,404 square feet, with 28,847 square feet designated for residential space, 5,208 square feet for commercial space, and 348 square feet for community facility space. The building will have 44 residences, most likely rentals based on the average unit scope of 655 square feet. The masonry-based structure will also have a cellar, a 35-foot-long rear yard, and 13 enclosed parking spaces.

Badaly Architects is listed as the architect of record. Demolition permits will likely not be needed according to YIMBY as the lot is vacant. An estimated completion date for the new structure has not yet been announced.
