Fordham Heights: Affordable Housing Lottery Launches for Units at 2065-2067 Ryer Avenue

An affordable housing lottery has launched for units at 2065-2067 Ryer Avenue, a 12-story, residential building in the Fordham Heights section of The Bronx, as reported by YIMBY.

 

Designed by Badaly Architect, and developed by UA Builders Group, the structure yields 134 residential units. Available on NYC Housing Connect, New York City’s Department of Housing, Preservation and Development’s online portal, are 40 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $52,766 to $167,570.

Amenities include a shared laundry room, playground, recycling center, bike storage, elevator, and an outdoor terrace. Units come with energy-efficient appliances, hardwood floors, and intercoms. Rent includes heat and hot water. Tenants are responsible for electricity.

 

At 130 percent of the AMI, there are 13 studios with a monthly rent of $1,539 for those with incomes ranging from $52,766 to $124,150, 21 one-bedroom units with a monthly rent of $1,636 for those with incomes ranging from $56,092 to $139,620, and six two-bedroom units with a monthly rent of $1,878 for those with incomes ranging from $64,389 to $167,570.

Prospective renters can apply online at NYC Housing Connect. Alternatively, to request an application by mail, applicants are asked to send a self-addressed envelope to: MGNY Consulting, c/o 2065-2067 Ryer Avenue Apartments, 109 East 9th Street, Storefront, New York, NY 10003. Applicants are advised to apply only once, either online or by mail.

City officials said prospective renters must meet income and household size requirements to apply for the apartments, and applications must be postmarked or submitted no later than April 25.

The building in question is anticipated to receive a tax exemption under HPD’s 421a tax incentive program.

Norwood News recently reported that building permit applications had been filed in November 2021 with NYC Department of Buildings (DOB) for a new, eight-story, residential building at 2187 Ryer Avenue.

As also reported, New York City is launching a new data tool to gather public input from City communities to help plan for a more equitable future. According to City officials, the new data tool, an interactive website, will better equip New Yorkers with data that can facilitate challenging conversations about housing affordability, racial equity, displacement, and many other issues related to the future of New York City and its neighborhoods.

 

District 14 City Councilwoman Pierina Sanchez recently announced that she held her first hearing as chair of the Council’s NYCHA committee, assessing COVID-19’s impact on the NYC Housing and Vacancy Survey (HVS) and Emergency Rental Assistance Program. “Whereas the federal government still has $45 billion in unused funds for rental assistance, evictions in New York are growing.. ” Sanchez later tweeted.

 

 

Norwood News also recently reported on the options available to renters following the release of a statement on New York State’s Emergency Rental Assistance Program (ERAP)’s website which reads, “There is currently no federal funding available to assist residents in most areas of the State. Therefore, applications will only be reviewed and considered for funding if additional funds become available.” Five counties, outside of the City, are excluded from the funding limitations and there are still only limited amounts of state-funded emergency rental assistance available.
