Crotona Park East: Building Applications Filed for New 8-Story, Mixed-Use Building at 1506 Southern Blvd

Building applications have been filed with NYC Department of Buildings (DOB) for a new, eight-story, mixed-use building at 1506 Southern Boulevard in the Crotona Park East section of the Bronx, close to the Charlotte Gardens neighborhood, as reported by YIMBY.

 

Located between East 172nd Street and Jennings Street, the lot is two blocks north of the Freeman Street subway station, serviced by the 2 and 5 trains, according to YIMBY, and Abdul Kayum is listed as the owner behind the applications.

 

The proposed 74-foot-tall development will yield 20,104 square feet, with 19,480 square feet designated for residential space and 624 square feet for community facility space. The building will have 29 residential units, most likely rentals, based on the average unit scope of 671 square feet. The masonry-based structure will also have a cellar, 37-foot-long rear yard, four enclosed parking spaces, and five open parking spaces.

 

Badaly Architects is listed as the architect of record. Demolition permits will likely not be needed, as the lot is currently vacant and an estimated completion date for the new building has not yet been announced.
