Three affordable housing units at 2265 Hughes Avenue, a seven-story residential building in Belmont, are still available to rent through New York City’s Department of Housing, Preservation & Development (HPD) housing lottery, as reported by YIMBY.
Designed by John Saracco Architects, the structure yields 22,182 square feet and 16 residential units. Three two-bedroom units are available to rent for residents who earn 130 percent of the area median income (AMI), ranging in eligible income from $75,429 to $167,570.
Amenities include solar panel energy, a shared laundry room, elevator, a recycling center, bike storage lockers, and assigned parking. Units come equipped with air conditioning, custom closets, a modern kitchen with energy-efficient appliances, marble countertops, a breakfast bar, a porcelain-tiled bathroom, hardwood and ceramic tiles throughout, and custom moldings.
The three units are available at a monthly rental payment of $2,200. Tenants are only responsible for electricity and gas for the stovetop.
According to HPD, the units are located a few blocks away from Fordham University, while the Bronx Zoo and Bronx Botanical Garden are a few minutes away. The building is described as a new, state-of-the-art, 17-unit, solar paneled, highly efficient development. Private parking is available for an additional fee.
Prospective renters must meet income and household size requirements to apply for the apartments, and applications must be postmarked or submitted online no later than August 23, 2021.

The building is anticipated to receive a Tax Exemption through HPD’s 421a Tax Incentive Program. The attached chart defines what is considered affordable housing in New York City, even though, as reported, many New Yorkers disagree with these thresholds.
