An affordable housing lottery has launched for Marion Creston Apartments, two new residential buildings located respectively at 2997 Marion Avenue and 2861 Creston Avenue in the Bedford Park section of The Bronx, as reported by YIMBY.
The apartment complex consists of 43 units in two newly constructed, smoke-free buildings. Palette Architecture designed the seven-story structure at 2861 Creston Avenue, and David Cunningham Architecture is responsible for 2997 Marion Avenue. Both are being developed by John V. Waters of NFW Group.
Available on NYC Housing Connect, the online platform for NYC Department of Housing, Preservation & Development (HPD), are 25 units for residents earning 30 to 80 percent of the area median income (AMI), ranging in eligible income from $18,515 to $122,000.
Building features include elevators, security cameras, residential courtyard, bicycle storage room, and on-site laundry. Tenants are responsible for electricity.
At 30 percent of the AMI, there are three studios available with a monthly rent of $454 for those on incomes ranging from $18,515 to $33,900; one one-bedroom unit with a monthly rent of $577 for residents with incomes ranging from $23,143 to $38,130; and one two-bedroom unit with a monthly rent of $680 for applicants with incomes ranging from $27,738 to $45,750.
At 60 percent of the AMI, there is one studio available with a monthly rent of $1,055 for those with incomes ranging from $39,120 to $67,800; one one-bedroom unit with a monthly rent of $1,328 for residents with incomes ranging from $48,892 to $76,260; and one two-bedroom units with a monthly rent of $1,581 for those on incomes ranging from $58,629 to $91,500.
At 80 percent of the AMI, there are ten studios with a monthly rent of $1,455 for those on incomes ranging from $52,835 to $90,400; four one-bedroom units with a monthly rent of $1,742 for residents with incomes ranging from $63,086 to $101,680; and three two-bedroom units with a monthly rent of $2,181 for applicants with incomes ranging from $79,200 to $122,000.
Prospective renters must meet income and household size requirements to apply for these apartments according to HPD, and applications must be postmarked or submitted online no later than August 1, 2023.
The buildings are located within Bronx Community District 7, and are described as “very accessible” via public transportation, including via the Bx25, 26, 34, and 41 buses, as well as via the Harlem line on the Metro North Railroad.
Building features include, but are not limited to, elevators, security cameras, intercommunication devices, a residential courtyard, a bicycle storage room, and on-site laundry* (*additional fees apply). Restaurants, shopping, parks, and playgrounds are within walking distance. Tenants are responsible for electricity, including electric stove.
The building is being financed through the HPD’s New Construction Program (NCP). Supportive housing is permanent, affordable housing which serves the needs of the most vulnerable New Yorkers, including veterans and the disabled.
Forty two percent of units in supportive housing are set aside for veterans or families with special needs, who are referred by city agencies. The remaining fifty eight percent of units in the building are being made available to the public through a lottery. The units listed in this notice are only those made available to the general public.

Residents of Bronx Community Board 7 will be given preference in terms of applications. Five percent of units are set aside for residents with a mobility impairment and two percent are set aside for those with a vision/hearing impairment. Fifty percent of the units will go to residents of Bronx Community Board 7, and 5 percent will go to New York City employees.
