An affordable housing lottery has launched for The Bedford, a 13-story residential building located at 211 East 203rd Street in the Bedford Park section of The Bronx, as reported by YIMBY.
Designed by Magnusson Architecture and Planning and developed by partners Housing and Services Inc. and Robert Sanborn Development, the structure yields 108 residential units. NYC Housing Connect is the housing portal for NYC Department of Housing, Preservation & Development (HPD), which New Yorkers can use to find and apply for affordable housing opportunities across the five boroughs.
Available on the portal are 41 units for residents at 40 to 80 percent of the area median income (AMI), ranging in eligible income from $0 to $103,120.
Residents will have access to a community room, multiple lounge areas, bike storage lockers, shared laundry room, a library, a learning center, and a landscaped rear yard and rooftop terrace. The apartments include energy-efficient appliances and air conditioning.
At 40 percent of the AMI, two studios are available with monthly rent of $592 for those with incomes ranging from $22,800 to $38,200, and eleven, one-bedroom units with monthly rent of $740 for residents with income ranging from $28,218 to $42,960.
At 50 percent of the AMI, there are eight, one-bedroom units with monthly rent of $0 for those with incomes ranging from $0 to $53,700.
At 80 percent of the AMI, there are two, one-bedroom units with monthly rent of $1,400 for residents with incomes ranging from $50,846 to $85,920, and eighteen, two-bedroom units with monthly rent of $1,681 for those with incomes ranging from $61,372 to $103,120.
Prospective renters must meet income and household size requirements to apply for the apartments, and applications must be postmarked or submitted online no later than Nov. 15, 2021.

According to NYC Housing Connect, preference for the units will be given to residents of Bronx Community Board 7 (CB7). Eligible Bronx CB7 residents who are selected will not be eligible for Project Based Voucher Section 8 Units.
Units for which the income limit is set at 40 percent AMI and 50 percent AMI will be designated for individuals 62 years of age or older, or for households having at least one household member who is 62 years of age or older.
Applicants for units for which the income limit is set at 50 percent AMI must qualify for a Section 8 Project Based Voucher, and the rent for eligible applicants will be equal to 30 percent of their income.
Tenants are responsible for electricity, which includes electric stoves. Heat and hot water are included in the monthly rent. The laundry and air conditioning amenities are subject to fees.
The building is being constructed through the Low-Income Housing Tax Credit Program (LIHTC) and Supportive Housing Loan Program of the New York City Department of Housing Preservation and Development (HPD). Supportive housing is permanent, affordable housing with on-site support services to serve the needs of the most vulnerable New Yorkers, including the formerly homeless and disabled.
Sixty percent of units in supportive housing will be set aside for low income or formerly homeless individuals or families with special needs, who are referred by City agencies.
The remaining forty percent of units in the building are being made available to the public through the lottery. The units listed on NYC Housing Connect are those which are being made available to the general public only. There are no deposits or application fees.
