Allerton: Affordable Housing Lottery Launches for Units at 2434 Bronx Park East

An affordable lottery has launched for units at 2434 Bronx Park East, an eight-story, residential building in Allerton, The Bronx, as reported by YIMBY. Designed by Fred Geremia Architects and developed by Franc Gjini, the building yields 38 residential units.

 

Available on NYC Housing Connect, the online portal for NYC Department of Housing, Preservation and Development (HPD), are 18 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $50,743 to $187,330.

According to HPD, amenities include a garage with assigned parking spaces, bike storage lockers, a shared laundry room, package lockers, a recycling center, elevator, and an on-site resident manager.

 

Units include name-brand countertops and finishes, air conditioning, energy-efficient appliances, charging outlets with USB ports, and high-speed internet.

HPD officials said that tenants are responsible for household electricity, electric stove, electric heat, and electric hot water. To request a hard copy / paper application, applicants should send a request, along with a self-addressed and stamped envelope, to 2434 Bronx Park East Apartments c/o MGNY Consulting, 109 East 9th Street, Storefront, New York, NY 10003.

According to HPD, the building is anticipated to receive a tax exemption through HPD’s 421a tax incentive program. No deposits or application fees apply. More information: https://housingconnect.nyc.gov/PublicWeb/

According to HPD, at 130 percent of the AMI, there are four studios with a monthly rent of $1,480, for incomes ranging from $50,743 to $138,840; 11 one-bedroom units with a monthly rent of $1,600, for incomes ranging from $54,858 to $156,130; and three two-bedroom units with a monthly rent of $1,900, for incomes ranging from $65,143 to $187,330.

Prospective renters must meet income and household size requirements to apply for the apartments, according to HPD. Applications must also be postmarked or submitted online no later than August 1, 2022.
