Kingsbridge Heights: DOB Approves New, Residential Building at 2838-2840 Webb Avenue

The New York City Department of Buildings (DOB) has approved building applications to construct a new, 16-unit, multifamily rental property in the Kingsbridge Heights section of The Bronx.

The development comprises two neighboring lots at 2838 and 2840 Webb Avenue, which will debut as an interconnected, four-story structure, as reported by YIMBY.

According to YIMBY, the applications had been under review but in the meantime, DOB confirmed to Norwood News that building approval was reached for 2838 Webb Avenue on March 28, and permits are in the process of being issued for that site. Meanwhile, a permit was issued on April 8 to begin work at 2840 Webb Avenue.

DOB officials said the permit for 2840 Webb Avenue was issued to Badaly Architects, though the business name listed on the permit is Harry’s Design Inc.

Harry’s Design Inc. is located at 381 Marguerite Avenue, Floral Park, NY 11001. According to property ownership records logged with New York City Department of Finance, the property at 2840 Webb Avenue is owned by Webb Ave. 1 LLC, while the property at 2838 Webb Avenue is owned by Eda Clarke.

Designed by Badaly & Badaly Architecture and Engineering, each building will be made up of 6,960 square feet of residential area, with a mix of units which will include studios and one and two-bedroom apartments, according to YIMBY. The façade will comprise a mix of brick masonry and there will be a standard, “punched” window system with PTAC (packaged terminal air conditioner) units underneath. There will also be “stuck-enclosed bulkheads” in the roof of the building.

The new buildings will replace an existing, three-family, low-rise home constructed around 1920. There is no word yet on when the new building might debut.
