UPDATE Fordham Manor: Building Applications Filed with DOB for New, 12-Story, Mixed Use Building

BUILDING APPLICATIONS HAVE been filed with NYC Department of Buildings (DOB) for a 12-story, mixed-use building at 101 East Kingsbridge Road in the Fordham Manor section of The Bronx, according to reporting by YIMBY.

Building applications have been filed with NYC Department of Buildings (DOB) for a new, 12-story, mixed-use building at 101 East Kingsbridge Road in the Fordham Manor section of The Bronx, according to YIMBY.

 

Located between Creston Avenue and Grand Concourse, the lot is located one block from the Kingsbridge Road subway station, served by the B and D trains, and two blocks from the Kingsbridge Armory and the Kingsbridge Road subway station serving the 4 train. Moses Freund of The Vaja Group is listed as the owner behind the applications, YIMBY reported.

 

The proposed 120-foot-tall development will yield 48,095 square feet, with 47,952 square feet designated for residential space and 143 square feet for commercial space. The building will yield 76 residential units, most likely rentals based on the average unit scope of 630 square feet. The concrete-based structure will also have a cellar.

 

S. Wieder Architect is listed as the architect of record, according to YIMBY. Demolition permits were filed in March for the single-story structure on the site, and an estimated completion date for the new building has not yet been announced.

 

In the context of prior discussions on the long-discussed, upcoming redevelopment of the Armory, which, as reported, is the subject of a legal dispute between rival bidders over the winning redevelopment plan, some local small businesses located along Jerome Avenue and East Kingsbridge Road had previously organized a rally in December 2024.

 

At that time, there were growing concerns that commercial leases for these local, small businesses were at risk, as their landlords had apparently begun considering more lucrative offers in light of the impending Armory redevelopment plan.

 

According to the EDC and other City officials, Phase II of the winning redevelopment proposal, “El Centro Kingsbridge” (if it goes ahead given the lawsuit) includes “450 units of permanently affordable rental housing adjacent to the armory.” We previously reached out to NYC Economic Development Corporation (EDC) to ask if the building at 18 E Kingsbridge Road, the location of a recent animal hospital fire, fell under the plans for the referenced adjacent affordable housing.

 

We were informed by EDC on April 4 that it does not. We had also asked for confirmation of the tax block and tax lot numbers of the “adjacent” buildings which do fall under the Armory redevelopment plans. In response, we were simply informed by EDC that the affordable housing market will be constructed “adjacent” to the Armory, but no address or tax block / tax lot details were shared. We asked again for more specifics. We did not receive an immediate response.

 

The property to be built at 101 East Kingsbridge Road is located on a tax block and tax lot owned by Vaja 101 LLC, with an Airmont, NY address (whose agent is Better Recordings LLC, Lakewood, NJ) according to a mortgage dated Jan. 31, 2025. The tax block property type is commercial real estate. A deed also dated Jan. 31, 2025, shows that Vaja 101 LLC purchased the lot from Steam Properties LLC and Ganan Properties LLC, both with an address 101 East Kingsbridge Road, Bronx.

 

According to an earlier deed dated one month prior on Dec. 27, 2024, Steam Properties LLC and Ganan Properties LLC purchased the lot from 24K Golden Apple Ltd. with the same address i.e. 101 East Kingsbridge Road, Bronx.

 

We’ve reached out to the the agent to ask if the deal is linked to the Kingsbridge Armory redevelopment plan and will share any details we receive.

In fact, Better Recordings LLC is an agent working on behalf of the owner Vaja 101 LLC, as since corrected above.
